I am planning to put my house on the market. Last year we reported our neighbor to environmental health a couple of times. I know that I have to declare this to any prospective buyer, but I was wondering if anyone had any tips on how best to bring the issue up.

Is it better to declare at the viewing stage? So were honest from the start or wait and declare it when the sellers questionnaire comes up?

There has only been one occasion with noise since and this was a birthday party. So we just ignored it.

Could anyone who has sold their property with this issue hanging over them, let me know their advice?
