Hi We are about to exchange on our sale and last night a neighbour on the other side of our immediate neighbours came round and said her lodger had had a row with our neighbours sat pm as they had a noisy party and she complained.We heard nothing and said as much.However we did tell them to shut up at xmas as they had a party and some of them were outside throwing snow and my husband told them to stop and they did.This is our one and only complaint as they are generally quiet.To us 2 parties in 2 yrs is ok!BUT do we need to declare this to our buyers as we know our other neighbour is going to ring the uni about saturday even though we heard nothing!

There shouldn't be a question for sellers to fill out regarding noisey neighbours when selling a house. The potential buyer can check out the area for themselves.
If noisey neighbours have been reported to the police, and the matter has been setlled that should be it. This should not have to be declared when selling a house.
The law should change, this makes it very hard for people to sell their houses, when ninety nine times out of ten the matter is solved and thats the end of it. But the stigma still stays.

Everyone should take the time to write a letter to David Cameron to have this law changed it is not fair, it has to be changed.

I disagree with your comments. It's totally different if there is constant noise, a couple of complaints in 12years is nothing. If there hasn't been any noise at all since. Do you have problems with noisey neighbours?

I think you are being very unfair. Shouldn't the people who make the noise have to pay a hefty fine and be ordered to stop the noise.

They are ordered to stop the noise if an abatement notice is served, if this is broken, a fine is imposed of about £500 each time it happens I think.

No I don't have any noise from neighbours only the 2 complaints in 12 years. But having to declare this to buyers is putting them off. I live in a very nice house in a good area. Unfortunately. There is nothing to hide. People looking to buy my house are welcome to come weekends late at night every weekend there is no noise. But I feel we shouldn't have to declare this as it is putting buyers off and it's a nice house and area.

This is very stressfule for my husband and I we are nearing retirement and need to downsize. That is the only reason we have our house up for sale.

Don't you think on the spot fines would deter people from making noise. That's where it hurts them a thousand pound fine. I;m absolutely sure most people would think twice. I'm all for the law, myself and my family are law abiding citizens. We're not on benefits have worked all our lives.
There needs to be more done to help people with problem neighbours, I really don't have problems with the neighbours only twice in 12years.

There needs to be some sort of law to help people with problem neighbours who cause them constant grief.

But I still don't think my complaints warrant having to declare this, it should be constant noise and nuisance that has to be declared.

Whilst I am happy to note  your rare disturbances, does it not occur to you that prospective buyers may be put off due to years of experience of noise nusience and are searching for a home so far untainted.

At my previous H. Assn address I was not advised of the tenant upstairs "behaviour",  yet it was common knowledge with the Maintenance department.

I actually miss that tiny bed-sit, with shared facilities.

Would you not accept that changing the law could be devastating for you....as a Buyer???

I agree Pandora.

It should be declared and if I move, it would be something I look for instantly, assessing the neighbours and how noisy they are. It would put me off even the most perfect property

Even if a person has only complained twice in 12years and there is no noise at all. Shouldn't it just be if there is a complaint made on a regular basis.

TWO complaints.  I do not envision the complaints were made without much discussion nor much despair.

If the perpetrators are still resident, they appear to have become dormant in their behaviour, which with new neighbours could recur.

Don't you agree that the law is beneficial toward you in seeking another home ?? This is the point is it not....that the law as it is gives you the benefit of declaration and not merely the word of a seller who could be in suffering, while not complaining for fear of affecting a sale ??

I agree with you. Noisey neighbours should be made to pay an instant fine and that should be the end of it.
